Ready to Buy a Home?
As an Accredited Buyer Representative (ABR) I deliver a superior level of education, experience, service, and expertise to assist buyers on their home buying journey. It takes more than someone who just unlocks the door to understand the needs and concerns of buyer clients. It takes someone who has your best interest at heart, understands your concerns, and is there for you throughout one of the biggest purchases of your life.
I don’t want to minimize the technical aspects of the home buying process though. Every year the home buying process becomes more complex and it becomes clear that you need a professional to guide you through the process. No matter if you’ve done this before, or this is your very first home – I can assure you, in today’s market, the home buying process isn’t easy to navigate. That’s where my expertise and professional guidance can help.
I love helping my buyers no matter if it is your first home or your 15th home…I’m here to help you throughout the process from start to finish.
Shannon Kramer helped my husband and I find our first home, and it could not have been a better experience. We had no idea what to expect during this process. Shannon was incredibly patient with us as she took us all over town trying to figure out exactly what we did and did not want. We never once felt pressured to just pick something; it seemed really important to her that we found the perfect house for us. I had always been told what a headache buying a house could be, but that was not our experience at all.

Prep to Purchase: 10 Home Buying Tips
Follow these top 10 important buying tips for home buyers to help prepare before, during, and after your home purchase.

Remember, as your agent I am here to guide and support you throughout the entire home buying process. By following these tips, and leaning on me for guidance, you can prepare effectively and navigate your home buying journey with confidence.
01.
Assess your financial readiness:
Before starting the home buying process, evaluate your financial situation. Review your credit score, save for a down payment, and get pre-approved for a mortgage. As your agent, I can connect you with trusted lenders who can guide you through the financial preparations.
02.
Define your needs and wants:
Make a list of your needs and wants in a home. Determine what your non-negotiable items are. This will help you prioritize your search and ensure you find a property that aligns with your expectations. As your agent, I can assist in narrowing down your search based on your preferences.
03.
Set a realistic purchase budget:
Determine how much you can comfortably afford, factoring in the purchase price as well as ongoing homeownership costs. Remember: Affordability isn’t qualification. It’s important to understand the financial implications of your budget and view properties within your means.
04.
Research the local market:
Familiarize yourself with the local real estate market trends, including property values, inventory, and competition. Understanding current market conditions will help you make informed decisions.
05.
View properties that fit your criteria:
Together we can view properties that fit your budget needs. As your agent I can provide insights about each property, help you analyze the pros and cons of each home and guide you through the steps of making an offer.
06.
Conduct thorough inspections:
Professional home inspections are important to uncover any potential issues with the property. As your agent I can help guide you in interpreting inspection reports and negotiating repairs or credits.
07.
Understand the contract and terms:
A signed contract is a legally binding agreement between a buyer and a seller. Time is of the essence to deliver documents, deposit funds, and reply to various parties in the contract. Understanding the contract and what your buyer obligations are, is important to ensure you don’t miss any important deadlines. I can help you navigate through the paperwork, keep you on track, and answer any questions you may have.
08.
Get ready & get organized:
Missing important deadlines can be costly to a buyer. Buyers are required to have lots of documents ready, stay on top of important dates, and coordinate a long list of other items that can feel overwhelming. Staying organized and completing all paperwork in a timely manner will ensure you make all of your important deadlines. As your agent I will help keep you on track to make sure you get to the closing table on time.
09.
Make a moving checklist:
Once you sign a contract, the clock starts ticking. Prepare for your move by making a checklist ensuring nothing falls through the cracks at the last minute. The week of closing check in with your lender and title company to ensure your funds are ready, confirm all necessary documents are in order, your utilities are set up, you’ve changed your address. I will help guide you through the closing process, making it as stress-free as possible.
10.
Keep in touch:
Even after the purchase is complete, remember I will continue to be a resource for you. I am here to offer guidance on homeownership responsibilities, recommend service providers, and address any concerns that may arise after you move in.
